High-rise and high-density development concentrates the hardest waterproofing details into a small area: podium decks with landscaping and traffic loads above occupied space, multi-level basements below the water table, planter boxes, balconies and terraces where the failure consequence is water entering a finished apartment directly beneath. These are buried, inaccessible details — once a podium deck is landscaped or a basement is occupied, remedial access is enormously expensive. Getting the specification and the installation right the first time is not a quality preference here; it is the entire economics of the job.
